Sealing is the most common upsell in tile cleaning, which makes homeowners suspicious of it. It is a legitimate service, but only if you understand what it does and does not do.
What a penetrating sealer does
It soaks into the pores of the grout and leaves a water-repellent barrier inside them. Spills bead up and sit on the surface for minutes instead of soaking in instantly, which gives you time to wipe them before they stain.
What it does not do
It does not make grout waterproof, it does not change the color, and it does not prevent all staining. Anything left to sit long enough will eventually get in.
Which floors are worth sealing
Kitchens, entryways, mudrooms, and bathroom floors benefit most. A guest bathroom that gets used twice a month barely needs it.

How often to reseal
